When I first started a repair like that I usualy would fix it while I was there and probably wouldn't charge the homeowner, but I would survey the balance of he roof and tell what the HO had going on the roof deck, I probably got a majority of re roofs using that technique and a very good referral from those who I did the freebee for.
I'm thinking it is a little different for me. I.mostly do repairs for the cash it provides me. My other job pays $ 420- $650 a day when I'm working. Also most if not all roofing contractors in this area are looking for complete roof R/R. I give the homeowner a repair that last 5-7 years for thousands of dollars less than a new roof they have been quoted. They are very happy with my work and refer me and when a new roof is in order I get the call. At my prices.I don't travel more than 5 miles from my home base.Sometimes they have to wait several weeks or more when I'm working my other job. They usually will wait. $10.00 What I charged yesterday in the situation of being 5 miles from home, a dab of caulking on a downspout elbow reached off a step stool provided by the lady and a total of 15 minutes out of my day. It was a 2 minute detour off the road to another job.
History on the lady: She called me a year ago from a referral to install a range hood. 1 1/2 hours and $120.00 for labour. She gave me the money and I counted it and there was an extra $20.00. I gave it back and she was thankful.
Called again 6 months later to adjust a patio door that wouldn't close. She discussed building a small deck in front of the door for safety issues. Charged her $20.00 for 20 minutes of time.
Called again 3 months ago and wanted her garage roof redone. A one day job for me that I made $800.00 on.
Still have the deck to do sometime that I can prefab in the shop on a rain day and make good money on.
Sometimes the big picture is more important than what happens at any given moment.
I am probably in a different situation than most of you as I work alone now and don't have to charge to feed the machine (company and employee overhead).
$234
You know, as for myself, when I'm there to doa repair, I also look around for other issues. If I find them, and I can fix them for my minimum, and in less than that first hour, I do so. I also inspect the rest of the roof for other issues and give my findings to the client. I'm offering and doing more than just fixing one shingle, which is how I feel it should be.
CIAK, do you get many repeat customers at that price? My price structure would require a repair needing two men for two hours to get at that price.
The reason I asked is I did two repairs recently that fit this description. That $375. is about what I charged for both combined.
I have been trying to keep my minimum repair charge at $195. The first repair I did, the owner of the house, a repeat customer, lives in London. He has no idea how long it took to do the repair. I billed him $195 plus $12 materials and $5 disposal fee for a total of $212. The second repair I did, after I finished, the owner asked if I would be billing her like I have previously, then asked me if I had an estimate of the cost. I detected a bit of concern in her voice and out-of-nowhere I blurted out a figure of $120. She seemed content with that amount.
I want to be consistent with my prices and find a balance between charity and getting what the market will allow. Mike's $148 sounds like it might be at that balance.
I agree with GSD that the cheap repair leads to customer loyalty for repeat customers and referrals. I know of many instances where a small repair done for just a little over $100 has been a foot-in-the-door for much larger repairs given to me without competitive bidders.
$148
$250.00 + material if I can arrive, repair and leave within one hour. $65.00 an hour after 62 minutes added on, but I break it down to 15 minute intervals. Less than that, I'm not leaving the shop or house. :)
$150-$350 depending. I can fix a walkable roof like that in 20 minutes or less with relative ease and very little risk of injury.
However, I can also fix a 2 story steep with the problem way up near the ridge within the same amount of time but the difficulty and risk of injury is much greater. Hazard pay i guess you could say. ;)
Some things many people do not consider with this scenario are the cost of advertising to get their call, taxes, fuel, the value of years of experience, driving in heavy traffic, the liabilty involved, etc...
$75 minimum charge, anything less than an hour from office to finish and 1 tube caulk.
that customer will be mine forever, and so will their neighbors, family and friends.
. $ 50.00 trip ,$15.00 for material $375.00 min. Charge. Simple. B) :) :) B) Deep Down In Florida Where The Sun Shines Damn Near Every Day
