I am working on an old terne metal roof. It has hail damage, ins. co has approved the claim. Will the insurance co. pay for exposed or hidden fastener system? Of course the price range of materials is 150 sq. to 350 sq. My thinking of it is the ins co should replace with the equivalent or better.
Standard 1800's tern roof. INS. refused to pay for copper SS and FL where needed. I bid $1.0 Mil for the copper, but no go. 112 miles out too. Estimate about $10K for food and lodging too.
Is it a batten cap or hand rolled hip and ridge? Only comparable roof system would be copper if hand rolled what other material would work?

If it is a true old Terne roof there will only be hidden clips holding the roof down. there is no such thing as a exposed fastener system for Terne that I know of. I'm not even sure they make it anymore. might go for the upgrade of TCSII or sell them a steel hidden fastener roof. http://www.follansbee.co.uk/
On the other hand, if the HO has full replacement insurance, which most of them do, they'll pay replacement, if available or the next step up
The insurance company can't and won't replace with "better." Nor do they owe to. If the existing materials are unavailable or obsolete, and the adjuster has to pay for a system that is better, he will deduct for betterment.
They have a duty to put the insured back like he was before the storm. What the insured had before the storm was a roof with a certain percentage of service life used up, so if the insured has an actual cash value (ACV) policy, the adjuster will deduct for the age of the roof.
Depends on who knows who, which desk adjuster is involved, the current orders handed down from the higher ups, etc. etc.
