Anyone want an easy chimney job? All you gotta do is take off the furnace stack cover, then the chimney cap,all the trim boards, all the siding all the way to the ground, all the plywood decking around the chimney, repair the years worth of rot to the inside of the chimney box, replace the two middle rafters in behind the chimney, put new plywood decking in, build a cricket, install I/W, new flashing with kickouts on both sides at the bottom, all new siding from the ground up, new trim boards, paint the new siding, install a new chimney cap and re-shingle.

The sagging is MUCH worse in person. It's hard to get a good pic of unlevelness!

The way the roof sags behind it indicates a real fun repair in the works! :laugh: You'll have to raise your price when the buddy finishes wrecking it, or gets fired when he tells her he needs $5K more, or just walking away from it. B)
She called me back today stating that she felt so comfortable with me and my abilities/experience and that i just seemed so honest/knowledgeable and that she will refer me to others based on that alone with no work being performed.

Come to think of it, that's all I ever did. Seems like they came out to $5k +/- when it was all done. Of course I don't charge $25 an hr either...... :lol:
She called back today and said they could not spend $3,500 but was there something I could do to stop the leaking and then they would worry about the cosmetic issues later.
Of course all the flashing and roof work has to be done and the right and backsides of the chimney as far as new siding.
But the cap is not leaking and the painting can wait a while.
Working on her newly revised quote later tonight!
It was boxed in with an aluminum faced insulation board. I think that probably saved the inside of the chimney box.

Like GSD, I've only done a handful with this amount of extensive damage. The reason the damage becomes so bad is because either they can't afford to fix it or just don't want to spend that much.
When they first called I looked up the address on the satellite imagery which is about 2 yrs old and there was a blue tarp covering the whole chimney even back then.
This lady had 6 or 7 large pots and pans inside and outside the chimney full to the top with nasty water. :woohoo:

I have bid so many of these through the years,, never got one of them. But I wouldn't do it for any cheaper than the price I gave.
Never did go see how any of them turned out either.
I have too much other stuff to do.
