Just heard from one of my 3 best friends who I have known since about my first time in 8th grade.
He became a big boy GC. He however didn't see the recession coming. Making it and spending like water. He did not think the faucet would turn off.
He bought a LOT but paid like 50%. That cash stops flowing, ouch. He was down to about zero. He is a couple years younger than me and not one to quit.
He Hustled a year and a half ago, landed a 65Million contract and reorginised a bunch of things. They are just finishing which would have made him life long middle class but POOF, he signs a right at $100 Million Dollar Contract on Monday and another the same size is looking 70/30.
GC's on projects this size don't work on the percentages of profit as a roofer but still get a chunck.
Here in Port Saint Lucie next to PGA where I live they just broke ground for a shopping center and a whole nother slew of condos.
Money is out there, grab it and be smart with it.

The pole barn debt along with rental house mortgage has me concerend. Id like to sell one, pay off the other and bank the rest. Then go truck shopping :)
I was lucky to learn that lesson at an early age. I have borrowed for real estate, but nothing else since then. Makes for good sleep.

Debt makes me nuts. I have one Credit Card and only time I use it is for out of State Car Rental. I rarely impulse buy, I find most things I buy on the Web and rarely go in stores.
