IBROOFING

Insurance company issues a 20,000.00 draft to Cornerstone mortgage company. After filling out conditional lien waivers 1099 and numerous forms over night to lender. Don't forget the 3rd party authorization form so you as contractor can speak to lender. 2-3 weeks later initial draw shows up for 2000.00 for you contactor who has to purchase around 8,000.00 worth of material to roof customers home in 1-2 days. Order inspection with lender 2-4 weeks later inspection completed and affidavit signed by contractor and bank inspector. 2 weeks later another draw appears. Insurance company now has been billed for final recoverable depreciation. Draft mailed again to mortgage company. 3-4 Months now transpired, sorry there busy? Now wedge being driven between Client, Contractor and Insurance Company. Mortgage company happy happy they get to hold Contactors money for 3-4 months. Check shows up for final amount,...Thanks my GOVT for bailing the Mortgage business out!

OLE Willie

I never did a lot of work under those conditions and don't miss what little I did at all.

Currently, I have a HOA that I was strongly referred to wanting me to do some work for them but I don't know if I even want to mess with them. ( 30 day wait to collect payment )

For a couple years now all of my work has been directly for individual homeowners with ZERO problems collecting payment.

Also ZERO wait time. I have personally done the work on each and every job thus been there to collect payment upon completion. Only one time has the check been mailed.
