I installed a Bitec Emperflex white granulated SAM on my new patio about 8 years ago, and decided to take a peek a few days ago to see if it could use some coating.

Much to my surprise, it was alligatored throughout and just about ready to give up. I should have taken pics, but didn't.

I believe the system was supposed to qualify for a ten year warranty, but imo it didn't last that long, even though it technically wasn't leaking yet.

For a hundred bucks a one square roll, this five year roof is no bargain.

Anyone else tracked any SAMs they installed?

My favorite was RGM. GAF bought them up with the Elk acquisition and deep-sixed it. We used to be able to get the FR sheet in any color until that. We did a base and one and cap or a base and two and cap. Really liked the results. Really liked the support staff at the plant.

I use Mulehide when I have to do one now. We take our time and make it all clean. The only fire-rated cap we can find is white.

Link didn'r work. Yes, Mulehide brand is ABC's. Just wondered if anyone knew who makes the SA products ABC sells with the Mulehide brand name on it.....

We just finished a job about 20 squares great slope,mulehide self ahdesive base and cap sheet.It rained everyday we started ripping the built up roof off,so we were able to run up under it and stay dry.Without that self ahdesive base we would have got water,thats why i went with this application.We also changed out a 100 squares of shingles so we were able to pick at the built up between showers.

That's a timely question for me. Just last Friday I pointed out the first SA roof I installed (about 2003). It looked (from across the street) like it's holding up well and I've never had a callback on it. I've probably done about 30 of them and had one with problems, but I was pushing the limits temperature-wise on that one.

spudder....Very similar experiences here...(I started w/BUR-"Hot")...Now we're back to TPO, simply because there are no roofers...... :(

Over my time we had put down 1000's of squares of APP torch applied, however we did do a 400 sqs SA and the entire roof had to be redone, due to the sticking quality, we thought we followed the rulles evidently somewhere something went wrong, since that caper we went back to APP and SBS torch applied then later on back to my original love. " Hot" although in some areas of the high wind codes we could not use any type of rock for surfacing, so 2 steps back and we started to use a 3 ply system hot with a SBS modified cap sheet. Now my son tells me that his main product that he is using for the last 5 years has been TPO. At one time I would argue that the single ply was at the lower end of the scale and my experiences with singleply were only in EPDM and PVC which I quit using in the year 2000 I started with hot and finished with hot oh well after 40 yrs of putting membranr down I retired lol

That's interesting.....Although we haven't utilized the SA's much. I had thought the BiTec was a superior product....I have a project we did about the same time-frame; Have to check on it.....

Any experience w/Polyglass SA? Anyone?

FWIW; We did a sizable project in Ridgecrest 1990-ish.....aprx. 2,000 sqs. of Dibiten, (APP; Torch-applied).....I had heard that all went south in ten yrs time.....

Yeah, I know. Did I say the patio was flat?

Actually, the patio has at least 1" per foot of slope and no ponding.
