I was advised from contractor talk dot com to join here and contact Vaaa regarding my current project.
I have a deck which is directly above a 1 car garage (thats leaking). The goal here is to remove the flooring of the deck, fix the roof and replace the deck floor. Then from there, tear down the walls of the garage and redo them one at a time.
However, I started removing the deck flooring today and found strips of light weight tin between each joist as the roof top.

Which has tons of rust holes letting water into the garage.
Underneath the tin is the insulation then the garage ceiling.

Ontop of all of that, the roof posts are not up to par as well.
So my issue is, I obviously can't do a torch down roof without raising the deck up a little and even with that I need some slope towards the gutter. Underdecking won't work with having a ceiling in the garage. So that leaves me towards the idea of getting a roll of EPDM but I'm still not sure how I'd create slope.
For dimensions the part of the deck that covers the garage is 12.5'd x 20'w. It appears that the ledger is nailed to another board which is anchored to the basement wall. Can't confirm this 100% until I get that far with tearing up deck. There are no joist hangers and they are 16" centers.
Here are some more pictures of the deck.

Don't mind the mess, trying to see what I have to work with before I jump in 100%.

Seeing that the side wall of the garage is the where the majority of the load is being supported from and that and the person who built this really cut corners everywhere.. I'd like to level the whole garage, build a footing and redo it with blocks. It's just not going to be worth it all if I have to take the deck roof off too.
Any suggestions on how to put a roof on the garage (under the deck) without leveling it and starting again will be greatly appreciated.
Hell Vaa, you are no fun. Why not just sell the stuff to anyone and let them screw it up?
Well, thanks for the advise all. The door currently sits 3/4" off the deck but the frame itself is actually on the deck. It also looks like the builder of this POS put the first board down then built the wall. In other words, about 1" of a 2x6 is visible under the wall. How hard is it to apply the membrane correctly? I've never touched the stuff. I'd assume it is like vinyl and you would want to glue portions at a time to keep it tight and even possibly use a heatgun to remove imperfections, no?
Also you suggested PVC over EPDM. Any particular reason? Also, how well does this stuff hold up in snow?
Egg.....that is amazing! I sent Double over here from another site.....maybe some people are lurking from that site as well.
Nice solid reply imho. btw, get a load of the ratio of views to replies on this thread. Amazing.
I'm starting to wonder if someone should call the NZ Missing Persons Unit and put out a APB on Vaa. Or maybe he's just offended at the extra a in Vaaa.
---To answer your question, I cannot see how one can roof under a deck!!! ---Doesn't that roof over the entire deck keep the water out? That roof is why it has had any success at all. Enlarge the overhangs so no water ever even gets on the deck. Lanny
---That is about as funky an application as I have seen. That aluminum roll metal is wild. I am surprised it hasn't leaked from day one. ---Why do people always want a deck over a roof over living space??? Seen all kinds and almost always a can of worms. ---I just had to repair one but luckily the deck was built in 5x5 sections that we could lift up to do the repair. Still it was difficult to find the leak and then clean out the mess, dry the area and then patch. ---A friend of mine just had me install a torchdown roof over his garage. I told him to build the deck in sections for cleaning and repairs. The guy built the entire deck as one. Sure enough he punctured the roofing with some nails building the deck. The boards were 20 feet long all nailed down snug. Quite a few had to be ripped up. Then the framing had to be moved. Luckily I actually found the nails so I could repair it. ---In the deck and ceiling you have pictured I would worry about venting if that is closed up. My experience is that if you sheet that and don't vent it it will sweat and rot everything out. Garages with concrete floors can emit more moisture than one would expect. ---I wouldn't bid that job but there is probably someone here who could accomplish it successfully. I have learned the hard way to stay away from jobs that are high risk. Lanny
Coat it with Alsan Flashing. Reinforce all the weak spots with fabric. Put the boards back.

option 1# remake the tin .have a break on site so you can fab nice panels
option 2# remove 5/4 re sheet with 3/4 and pvc like decking then when you rework your walls drop it a inch or so for drainge
That's the kind of work that T/M was invented for.
Double.....Check this out. It is somewhat similar to your house. Vaa did this job.
