If that is a dryer vent, you are in trouble. Lint will clog the louvers and there is no way to clean it out without removing the vent. $450 is highway robbery. Less than $50 in material and 2 hours of labor. The owner must be an absentee landlord and not bringing you a lot of business.
Its a rental property and the tenant said during the last rain is when it leaked. That was about 2 days before I did the work.
The water was being trapped underneath everything by all that caulking they applied!
I don't think condensation exists in this case, however I am very familiar with it around gas exhaust vents.
Was this a "every rainstorm" leak or just one that showed up intermittently? It could of been moist vapor condensing on the bottom of the vent top and dripping back down.
I don't like those little vents with the flap. The sides of the base flashing is only like 1 inch wide which is much too short in my opinion. They remind me of the little vents you see on double wide mobile home roofs.
I've tightened up on the hard connection vs. just a vent. Probably makes a bigger dif up north. However, those reg. vents could still short circuit the vent system
Back to the original topic title: Yes, there are companies advertising repairs now......that have no idea of how install a roof in the 1st place.

Yes I used a roof vent. Been using them for that purpose for many many years. They work fine.
The nails are not on the inside of the water stop. I don't trust the water stop anyways so the shingles are sealed down to the base of the vent flashing. Also the nails at the bottom are sealed over with clear Geocel.

That would be about a $350.00 Repair I hope you did not place your other nails on that upper vent inside the ridge on the metal like you did on the bottom. You should keep the nails on the outside of the water stop ridge.
You used a roof vent instead of a "flap" vent, attached to the pipe?
You still use those neophreme pipe collars, they are lucky to last more than 2 yrs here in the sunny south lol we use lead flashinmg a little more expensive but a better install and longevity. Whats a repair like that going for Willie ?
