Insurance .......again

OK, I'll honest. I don't have Exactimate. For whatever reason.

Thing is: Adjuster prints out the Exactimate price list and tell me: this is what we are paying. Have a nice day. Then sure, I can throw a couple of items in and get a few cents back. After losing many dollars.

So seriously, if I had Exactimate, wouldn't it be the same as their Exactimate?

I've been puking every day and night since an adjuster told me that she had never heard of a cut up roof and that it would not affect the price anyway :dry:

So yes, I am bit unprepared to deal with insurance work on three fronts: I don't have Exactimate, I am not a liar and I am not ignorant.

Is there any help out therefor someone with such personal failings and deep flaws? :)

In most cases it is not the adjuster it's the policy coverage. Most HO3 policies are hard to read; sometimes they cover things and then excluded them in another paragraph. Most homeowners have no clue what is actually covered when they bought their HO policy. Most assume everything is covered- but many are under insured.

I forget the section or paragraph but there is a section under exclusions involving collapse. Patios and awnings are excluded, unless the loss is a direct result of the collapse of a building (main structure).

Direct vs indirect. In theory, a covered peril has to be sudden.

We do not have exactimate either. Study the printout they gave you.

I have found that the only way around it is to find clients with the same failings and flaws. Exactimate must be pretty generous around here in N.Texas because most of these knucklehead roofers have no problem double invoicing the client and covering their deductible. Of course, the quality of their work is something else. But everyone "sells" quality...ha.

Since the adjusters started using exactimate or whatever program, it has actually helped me get more money because before, they would just estimate the area of the roof, add 15% then cut a check; then, the property owner would shop price and pocket the difference. Everytime I got a job, I worried about how much money I left on the table. Often times, I was giving too much of my work away.

Now, first thing I tell a client is whatever anyone else had told you, covering deductibles is a crime; besides, I can barely make a living as it is on what the insurance pays. Shop roofers not price and the only thing you should pay is the deductible. Then I ask for a copy of the adjusters print out so I can make sure they covered everything.

The only problem I have had is trying to get insurance to cover bad decking because they claim it was not storm related. I actually redecked a house for free once because the homeowner had no money and insurance would not pay.

Don't use it. I give my price and the client signs the contract, then asks the adjuster how their stated deductible went from $1,000. to $3,500. overnight without notice. Adjuster calls, I explain my price and say I have no use for exactimate because I know what the job costs. They send the client the check for the work minus the $1,000. on their policy and I do the job. Never been much of an issue.
