Well the HOA decided to play hardball and (instead of settling with us) brought in an "expert" to re-roof the building in question. Funny thing is he used HIS roofing company to do the work after being the one to open the other five bids :ohmy: :ohmy: So, they were ordered to let us know when the work would start so our expert could be there to document everything. Instead they started without telling us (or their attorney....supposedly). We find out last Friday and our attorney drafts a motion for sanctions that was filed Monday morning. If the judge rules in favor their case is over and out. Our expert got out there in time and I'm getting daily reports. First report, no moisture under sheet, insulation is completely dry. The only moisture found was around one of the HVAC units, something we told them (and their first "expert" confirmed) from the very beginning. Funny thing is they're not pulling up the HVAC curbs to replace them and flash properly, this roof will continue to leak! They're also not doing ANY tapered board around the HVAC units so the ponding will also continue. All this for a mere $75K plus another $5K for the "expert". :laugh: :laugh: I gotta tell 'ya, if stupid was ever for sale this HOA would be their best customer. At this point I don't even care about the residents who are paying for this fiasco. I had the TV reporter all set to do the story but they were "afraid" to be on camera. Told 'em they gotta "step up" to stop this misuse of funds but I guess you lose your will to fight the older you get. Trial (if necessary) is in May. I'll keep 'ya posted........

---Having been a condo owner who "advised" the board when new roofs were being proposed I can only sympathize with you. Our condos were 4/12 comp roofs and other than lots of tin runs, very easy roofs to do. ( some 350 squares) As an advisor I did not bid the job. The HOA were complete dopes and treated me with no respect whatsoever. They had a management company "expert" who brought in a big time outfit who bid the job at twice what any local company would have bid. The "big time" expert strutted as tho this was the superdome of roofs to do. I and all the rest of the homeowners had to foot the bill for this stupidity. You would think that as an owner I would be trusted to give advice in my own best interest as an owner. ---Several years later the HOA board hired a painter for 120k to paint the buildings. I am not a painter but knowing the board I assume they bungled that bid as well. Then I learned that they hired THE PAINTER to roof another building that had a dead flat roof with 4 foot paraput walls. (this was not roofed in the previous roofing cycle) The job leaked. Get this....I was called for advice on the brand new leaky roof. I was NOT CALLED for advice on what should be done with the old roof. I asked for the contract outlining the scope of work done. There wasn't any. The painter just billed them as he had been doing for the painting (monthly). Again as an owner paying for this malfeasance I was livid. Well, I spent 4 hours taking apart the internal drains (not for novice roofers), and replacing old parts, took digital pics of all work before & after for the HOA files, and billed them 3k. ---The bottom line is that you are at the mercy of the HOA board and usually they are complete nitwits. My expert just called again yesterday. He's been on the roof taking pictures and knows all the local roofing companies. Turns out the HOA's "expert" who awarded the job and opened the bids is also part owner of the company who "won" the contract ;) ;) He mailed me the state's corporate documents to prove it!! How's THAT for a conflict of interests? I gotta tell 'ya, this whole thing would be really funny if my $70K wasn't involved. I cannot believe how stupid these HOA people are........and they're "in charge" :laugh: :laugh:
