EPDM REPLACEMENT OPTIONS

I have a customer who has a 11,000 square foot commercial building. I do all there shingle work and smaller flat roofs but this, I think, is out of my league.

It is a flat/slight slope roof with steel pan, then iso or insulation of some type, then black EPDM. The wind has blown up a section of rubber and there was a small fire on another end of building :woohoo: The landlord just evicted the tenant and discovered this.

They had a commercial guy give estimate in excess of $100,000 to remove and install TPO. They called me for a second opinion and I am coming to you all. This building is a perfect rectangular shape, 110' wide 90' deep.

From what I have told you what would be best bet for a building like this? EPDM, TPO, Chopped glass? Does the old rubber have to be removed or could it be covered?

How about framing a sloped roof on it and shingling...is that possible on a building 110 feet wide :silly:

Mechanically attached TPO is the most recommended roofing system out there now despite the structure, rooftop traffic, chemicals,type of the business inside the building etc.It's one size fits all mentality .

TPO is the bottom of the roofing market, and doubtfully the "best" option for any roof.

It sounds to me like the previous price is scalping, but there's a lot of detail missing. $10/sq ft certainly isn't unheard of, but I would assume that includes a lot of R-value and/or a very difficult roof. Particularly if it's just a TPO membrane on top. I'd normally have to see a multi-ply MB to get into the $1000/sq range for a typical roof.

Interesting! Without asking how much your liability would be they come up with a price. If you are tearing off, how are you going to dry in at night and what happens if you get a section torn off and it rains and wrecks everything inside? How is your insurance? If that is something you do everyday, it is a given, but if you don't...you may be in for a rude awakening. Just something to think about.

I am sure it can be done for $900 a square, but then again, how much insulation, tapered? deck repairs? How are you going to fasten down the insulation? disposal if yo tear off? Hey, go for it but ther4e is a reason the guy was at $100K good luck.

You're taliking tearing off the epdm, the iso, replacing the iso and putting a roof back on. Im sure there are other variables that entered into this other guys price. It's not way out of line for a small roof. you have pipes, conduit, skylites, penetrations ,ac unit, coolers, boilers, solar, satellites and who knows what else is up there There could be an access problem. what about forklifts, cranes, safety rigging. If you're a roofer don't let a $100k figure scare you. That's not a big job As far as a system, what ever you're capable of installing and warranting. I do TPO, PVC, Epdm, Sap's, Torch ,Spray Foam and Metal for flat roofs.. I am capable of doing chop and emulsion but I hate the mess and I totally hate hot(but to each his own)

Rocky....Thanks for your response. I am going to go look at this roof this afternoon.

Does TPO sound like the best option, in your opinion?

If they are going to invest this kind of cash...I would like to make sure they are getting the best product available, that will last and has a good warranty.

I would still like to put shingles on it but I am guessing 110' trusses are not happening.
