These roofs have problems where they inter lock with each panel and or ty into an existing roof system. I am stumped with stopping a leak short of taking the whole assembly apart. The roof is approximately 8 years old and leaks at the ty-in of a Modified APP torch assembly. The Aluminum panel at this junction drops approximately 3 inches. I thoroughly cleaned and dried the panels at the ty-in applied flashing tape. Still leaks. Anyone have experience with this type of roofing system? The problem may be capillary attraction / wicking (hard to remember the US roofing terms).

Aluminum is a difficult product / surface to bond torch on or many adhesive type products to, also it expands and contracts very easy especially "Deep Down in Florida"

I have gone to jobs where torch on was used and I could lift it off the metal as if it had never been torched, you might get value out of applying a good primer to the panel including the joint with the next sheet, allow your membrane about half way across the panel then use a solar reflective sealer over the membrane across to the joint with the next sheet.

It would be one of those fixes where it will need to be upgraded with another coat on a regular basis probably once a year, the membrane is just giving you a base to work to at the junction.

I am doing this for a elderly person who doesn't have the funds to pay for a total break down. For that matter a repair of anysort. it is a gift to a fine elderly lady who needs help. I have maintained the other roofs and they are fine. The tape was a first line effort. My next attempt will be apply an APP a 9 inch strip to the edge of modified app roof with a 10 inch flashing over hanging aluminum inner locking panels roof by 7 inches. I'll do this when I return from my trip West. B) :) :) B) Deep Down In Florida Where The Sun Shines Damn Near Every Day

If it is an addition and its leaking at the Tie-in, check and see if the water is running from the facia on either side of the addition and goes into the space.

or

GAF Flashing grade coating on the tie-in area.

or

Vulkem on the seams.

checking and doing those things will make that roof waterproof !!!
