A New Roof? Really?

I did a job for a little old lady, between 2005-2007. She just died this past weekend at 91. She had moved out a while ago. Her son just sold the house. Buyers want a new roof.

I inspected this morning----damn thing looks almost brand new. I let buyer know roof is a non-issue.

WAIT! He texts back....his family insists on an new roof!

IDK..I'm thinking that he should get the exact same color. Leave town for a day and when he comes back he'll have a new roof! It'll look just the same! :dry:

Many moons ago, I did a $15,000 new roof job for this guy in one of the more upper scale areas of town. He picked the color himself after not only looking at samples I provided but also going down to the supplier and looking at the larger sample boards.

When we finished the job they were not at home. I got a check for payment in full in the mail a few days later along with a request to roof the house again ASAP with a different color that his wife had now chosen. Evidently her taste and his were not the same so we did the roof again a week and a half later. ROFL :laugh:

New owners sometimes want to change the colour scheme on a house. Cedar tone doesn't look so good with blue or grey. Years back we took off a roof that was less than two years old. Grey T-locks about 24 square. I salvaged about 18 square that I was able to reuse on an older couples house that couldn't afford the cost of a whole new roof. Couldn't bring myself to waste them hauling them to the dump.

Making a lot of assumptions here, as we dont know the thinking behind the new owners desire for a new roof.

A huge mistake most consumers make about construction and particularly roofing is considering it a commodity. It ain't. It is a highly customized craft. It ain't an assembly line where every model is the same. All 10,000 parts must be accurately assembled exactly and that rarely happens. Roofing is 99.9% workmanship. When I see that one of my roofs was replaced prematurely (especially by some storm troll or idiot adjuster or cut rate slap on fool), a little of my heart is broken.

The friggin' thing is perfect. I don't have the chutzpah to rip it off and replace it!

Vaa Fakaosifolau Said: what? the new owners expect the old owners to pay for a new roof? Or they expect you to replace the roof you did 10 years ago? WTF?

The buyer wants to put a new roof on. Or at least his family wants it done. I think they are paying for it, not the seller.

Not surprising at all. Buyers always want the maximum and sellers always want to pay the minimum. lol
