What are sealants used for? 

At a fundamental level, sealants are installed within joints and gaps between external building façade and component materials to keep rain and moisture out of occupied spaces. But, different types of sealants, each with their own chemistry, offer unique benefits for a variety of applications. 

Standard (basic) urethane sealants 

Standard (basic) urethane offers many benefits, including moderate pricing and strong sticking powers. Urethane sealants can also be painted, and there is no risk of streaking. However, urethane sealants also have some limitations, especially around modulus and long-term stability. 

Silicone sealants 

Silicone sealants are more expensive than urethane, and for good reason: they can last a long time and withstand high temperature environments. Another benefit is flexibility (very low modulus) and increased durability, which makes silicone sealants able to withstand UV exposure over time. However, silicone sealants aren't without their own set of challenges. For starters, they can't be painted and are prone to streaking leaving residue on substrates. 

Hybrid sealants 

Hybrid sealants offer the best of both worlds. For starters, they are easy to apply, fast curing and paintable, and boast a very low modulus. Hybrid sealants are also durable and stick incredibly well to difficult to adhere substrates. "The demand and interest for hybrid sealants has rapidly increased over the past 15 years," explains Jim McKiney, Building & Restorations Specialist at Master Builders Solutions. He predicts this trend will continue in the future. 

High performing hybrid sealants 

Not all hybrid sealants are created equal, which is why it's important to thoroughly examine your options. MasterSeal NP 100 from Master Builders Solutions is a unique silyl terminated polyurethane hybrid sealant, formulated with modified polymers. The rugged, high-performance hybrid sealant stands up to harsh weather conditions and also bonds to a wide range of substrates, including metal, vinyl and KYNAR. "This is part of MasterSeal NP 100's claim to fame," says McKiney. 

Masterseal NP 100 has a high movement capability and can expand or contract by more than 50 percent. With a new tint base option, color selections are endless. It also offers a quick skin time and can be painted over within an hour.

Tools you can use to analyze a product’s environmental impact and make informed decisions.  

If you are a roofing contractor who is looking to differentiate your business by expanding into concrete, researching the products you use is crucial. Understanding the environmental impact of products like concrete mixtures is something many customers want to know. Master Builders Solutions provides two different services to help construction industry professionals know how sustainable certain concrete products are: Eco-Efficiency Analysis and Environmental Product Declarations service. 

Eco-Efficiency Analysis 

The aim of Master Builders Solutions’ Eco-Efficiency analysis is to compare similar products or processes. The Eco-Efficiency analysis balances the environmental results with a product's cost-effectiveness. Eco-Efficiency Analysis for concrete mixtures 

Since 2010, Master Builders Solutions has been using the EEA methodology to examine the environmental life cycle of sustainable concrete solutions, beginning with the extraction of raw materials through the production of concrete. This analysis quantifies the economic and ecological benefits of alternative concrete mixtures. 

There are two main outputs from this analysis: 

1 - An “Ecological Footprint” which provides a normalized environmental comparison of different product alternatives analyzed with standardized environmental categories. 

2 - An “Eco-Efficiency Portfolio” which considers social and statistical weighting factors to develop a single ecological impact for each concrete mixture balanced and plotted against the cost for each alternative mix. The most economical and ecological concrete mixes move directionally toward the upper right quadrant in the Eco-Efficiency Analysis portfolio. In this case, Concrete Mix 4 is shown as the most Eco-Efficient alternative. 

Eco-Efficiency Analysis examines different environmental categories to quantify the impact of a sustainable concrete mixture as compared to other concrete alternatives. An in-depth analysis is created for each concrete mixture for each impact category. An example Eco-Efficiency Analysis for Green Sense Concrete is highlighted here. 

The final product is a comprehensive, customized report that quantifies the environmental impact with practical equivalents for each concrete mix for all environmental impact categories. The report can be used internally or externally to position your company as a leader in sustainable construction through the use of sustainable concrete solutions.   

Environmental Product Declaration (EPD) service for concrete 

An Environmental Product Declaration (EPD) is an ISO 14025 Type III environmental label that presents relevant and verified environmental information about goods and services, in this instance concrete, from a life cycle perspective. Each concrete EPD reports cradle-to-gate environmental impacts for a cubic meter of concrete. EPD are often compared to nutrition labels for food products. However, the EPD presents environmental impacts rather than nutritional facts. 

What does the Master Builders Solutions EPD service include? 

Our team of experts will create an EPD report and provide a seamless process to completion. Master Builders Solutions manages the entire process, including life cycle assessment based on a concrete producer’s mixture design, submission for third-party critical review and registration of the final document through the Program Operator. Soybean oil-based product improves aesthetics and protects shingles from damaging UV rays and hail, adding five to eight years to aging roofs.  

Colorbiotics entered the asphalt industry in 2020 with an all-natural asphalt rejuvenator designed to dramatically increase the recyclability and durability of asphalt pavement. Now, that same combination of sustainability and science is behind Colorbiotics’ Peak 301 asphalt shingle spray-on revitalizer, which refreshes a roof’s appearance and adds years of protection from damaging weather elements. Why training is crucial to product launch success and how to develop a positive relationship with your manufacturer representatives. 

In Season 3, Episode 38 of Roofing Road Trips, Heidi J. Ellsworth visits with long-time friend Wayne Heironimus, owner of the Delta Rep Group, about being a manufacturers’ representative and the amazing NP1 product he has brought back to the market. Joined by David Fuller of Master Builders Solutions, the three talk about high preforming sealants, how to get the best training while working with your manufacturers’ representative and tips for differentiating your business. 

Wayne is one of three managing partners of Delta Rep Group located on the West Coast of Florida. They decided to put Delta together four years ago, which is an independent rep firm in Florida. Wayne was also a past president of the IIBEC Florida chapter, currently on the board of directors for FRSA and an active participant with Roofing Technology Think Tank (RT3).  

"I've been focused on commercial roofing, representing commercial roofing and waterproofing for over 30 years and always in Florida, specifically North, Central and South Florida,” said Wayne. “I also believe heavily in associations." 

Dave Fuller is the technical services lead at Master Builders Solutions and has been with the company for 20 years. From investigating complaints out in the field to working with their research, developing training programs and new products, Dave is a crucial member of Master Builders Solutions.  

“We offer technologies in the waterproofing and concrete restoration markets,” said Dave. “So that's everything from sealants to waterproof coatings, to below grade waterproofing. Pretty much anything that touches the building envelope, even decorative flooring. And then our wide range of concrete repair materials for the restoration side." 

Florida offers an interesting market for roofing and waterproofing work, partially because roofing work is year-round. It is also an incredibly popular place to do roofing business, which creates its own challenges. 

“Before we take a line on, we always evaluate it in three areas: the availability of the product, the accessibility of the product and the affordability of the product,” said Wayne. “If you can't get it and it's not at the right price point or it doesn't offer the right features and benefits or it's [not] code compliant in the state of Florida, we're really wasting everybody's time with the line.” 

When reintroducing NP 1 into the market, Wayne learned more things about the industry than the product, including that training on the application of the caulk or sealant is critical to its success and to customer satisfaction. 

"NP 1 has a fantastic name [and] reputation. However, unless it's applied properly, it's not going to work properly,” said Wayne. “That's when we found out how important training [is] and how fantastic Master Builders Solutions technical support center is to provide [that] training.”

This low-e barrier spray is effective at stopping potential radiant heat transfer.  

Radiance™ e-0.25 Attic Barrier is designed to be applied onto the underside of a roof deck to create a heat barrier that will stop up to 77% of the potential radiant energy transfer into the attic. Radiance™ e-0.25 Attic Barrier reduces the absorption of heat into a building in the summer. Similar to how low-emissivity glass windows work, the surface has the ability to emit or absorb radiant energy. Thus, by lowering the emissivity, the more energy efficient and the greater the energy savings for the dwelling. 

On hot summer days, the sun transfers its heat to the roof exterior, which seeks the cool interior of the home. The roof heat is transferred as radiant energy from the underside of the untreated roof deck and down to the ceiling insulation. The insulation may initially resist much of the heat, but it will inevitably transfer down increasing the temperature of the living space of a home. 

Even better news: this product isn’t inhibited by any raw material shortages. The low material cost and ease of application reduces labor. Radiance can be applied easily without the complexity of navigating difficult-to-access attic spaces.
