If I understand you correctly. You are mistaken. The components, drip edge, boot flashing's etc are included in the estimate. The components are in the xatmate programing. GRR!!! That's about how insurance makes me feel, except for when I walk onto a roof w/ hardly any hail damage and get to tear it off. Especially when it's all over town, then it's all woo-hoo's. Love-hate relationships are rough.

I'm particularly angry this morning because I've got 4-5 leads in two days that start with "I need another estimate for my insurance Co." And the latest thing I'm hearing from SF is that they won't pay for flashing or pipe boots unless they are storm damaged. Their base price pays "enough" to "work around" these items. Also they won't pay for drip edge unless the felt is ran underneath of it!! Maybe I've been lucky, but I've not encountered this before.

What REALLY Pizzes me off, is paying well over $30K a year for various policies and coverage and then..........when the payout comes, all they want is under insured/ uninsured jacklegs to recieve MY premium money.

The homeowner, another independent Biz man is completely pizzed as this has been dragging out for over a month and they won't even let him touch his own money. It goes to the bank and mortgage company.

We all know neither him nor I are responsible enough to handle money. Only a banker is :blink:

After seeing that they will now pay $250 per sq for 2 layer t-off and 6' I&W I am reminded that THEY are the contractor and are looking for SUB contractor prices.

(I am surprised they covered the 2nd layer tho.)

39 sq...their bids are a little over $10k. The perfect going rate, uninsured Contractor number. $4800 for cost of material/ dump. Double it............VOILA! You R A contracker BABY!!!!!!!!!

mine $12,200 hundred approx. $313 sq. Pretty damned reasonable if you ask me! WAY less than it ought to be!
